You'll get a disclosure form showing this fee before you sign anything. In rare situations — typically very short loan amounts or private lending arrangements — there's a broker fee, and we'll tell you upfront before you commit to anything.

No. We pull your credit once, and the bureau treats all mortgage inquiries within a 14-to-45-day window as a single inquiry for scoring purposes. Your score won't take multiple hits because we're shopping multiple lenders with your file — that's one of the structural advantages of using a broker versus applying directly to five different banks yourself.
